LANDLORD RESULTS


This article will provide you with an overview on the results you will see for landlord checks and contains the following information:

1. Journeys

1.1. Landlord Basic

For Landlord Basic  you will see the below checks appear on the individuals profile:

  • Address & Mortality
  • Sanctions

For Landlord Standard  you will see the below checks appear on the individuals profile:

  • Liveness
  • Identity Document Verification
  • Address & Mortality
  • Sanctions

1.3. Landlord Standard+

For Landlord Standard+ you will see the below checks appear on the individuals profile:

  • Liveness
  • Identity Document Verification
  • Address & Mortality
  • Sanctions
  • Proof of Ownership

1.4. Landlord Enhanced

For Landlord Enhanced you will see the below checks appear on the individuals profile:

  • Liveness
  • Identity Document Verification
  • Address & Mortality
  • Sanctions
  • Proof of Ownership
  • Bank Account

2. Liveness

For liveness, we will ask the individual to take a liveness selfie which we will verify using AI technology to confirm if they are live and present. If we are unable to confirm the tenants liveness, we will ask them to complete a unique action (i.e. a pose such as putting their finger on their nose). This unique action will be verified within four hours if you have Credas+ or if you also use Right to Rent; if neither of these scenerios apply, you will have to manually review the pose yourselves. If the liveness has failed, this means we have been unable to verify that the individual was live and present when completing this task - this could be for a number of reasons such as the individual is not in the frame, they did not complete the unique action or they have taken a photograph of someone via a computer screen.

If the liveness has failed, it is down to your internal compliance policies on what you should do next, and you should always speak to your manager/compliance offer before proceeding with any next steps. You are able to ask the individual to have another attempt by resubmitting the check to them by following the steps laid out here. Alternatively, you are able to override Credas' result if you feel confident to do so (please note this ability is dependent on the permissions assigned to you by your manager/admin user). 3. Identity Document Verification

For the Identity Document Verification, you will be presented with an image of the passport captured, as well as the checks that have been run on the document (and whether they have passed or failed). In instances where the Identity Document Verification has failed, you may also see a detailed report appear, this detailed report will go into more granular detail and help you identity the specific reason on reasons for failure such as if the document is expired. 

If the Identity Document has failed, it is down to your internal compliance policies on what you should do next, and you should always speak to your manager/compliance offer before proceeding with any next steps. You are able to ask the individual to have another attempt by resubmitting the check to them by following the steps laid out here. Alternatively, you are able to override Credas' result if you feel confident to do so however we always recommend reading the detailed report and speaking with your compliance officer beforehand (please note this ability is dependent on the permissions assigned to you by your manager/admin user). 4. Sanctions

If you have issued a journey that includes sanctions, you will see a PEPs & Sanctions tab appear on the individuals results profile. If any possible matches for Sanctions on the individual including OFSI and international sanctions, these will appear. You will need to remediate the Sanctions appear and validate if the possible matches are your landlord or not.

You can also have ongoing monitoring applied for individuals so you will be notified of any changes to the individuals sanctions record for a period of time of your choosing. For more information on ongoing monitoring, please click here.



5. Address & Mortality

Our Address & Mortality check uses data from the UK Electoral Roll, UK Credit Database, UK Deceased Person's Database to verify the individuals Address & Mortality. The Address & Mortality result will either appear as a pass or a refer; a refer means that we have been unable to find enough information from the data sources to verify the individuals Address & Mortality. 6. Proof of Ownership

A Proof of Ownership check will be run as part of either the Landlord Standard+ or Landlord Enhanced Journey. If you want to run additional Proof of Ownership checks if the landlord is letting out more than one property, or you also wish to obtain land registry documents (title register and/or title plan) then you can do this for as many properties as you need by following the steps here. Our Proof of Ownership checks uses information straight from HMLR Land Registry to verify if the individual owns the property. If the Proof of Ownership fails, it means that the name does not match to name on the land registry. If the Ownership is under a company, our Proof of Ownership check will not be able to verify this. 7. Bank Account Verification 

Our Bank Account Verification checks for two things - if the bank account is a real UK bank account and if the individual in question is the bank account holder. If the bank account verification has failed this means we have not been able to find enough information that the individual holds the bank account and that the bank account is not real. Please note, we can only verify UK bank accounts and this does not include challenger banks such as Monzo. Therefore if the individual has entered bank account details from a bank account outside of the UK or from a challenger bank, the results will always appear as a fail. 

When we have not been able to verify an individuals bank account, we recommend completing your own due diligence and speaking to your internal compliance team on what your next steps should be.
