LANDLORD JOURNEYS & CHECKS


This article discusses what landlord checks Credas offers and contains the following information:

1. Accessing your Lettings Portal

1.1. Logging In

If you have both a lettings portal and a sales portal, when you log into Credas, you will be presented with both portals and you can choose which one to log into first. If you only have one portal i.e. just a lettings portal, you will just be taken straight into that portal when you log into Credas.

 

1.2. Switching Between Portals

You can easily switch between your portals whilst using Credas by following the below instructions:

  • Click your initials in the top right hand corner of your portal;


  • Click 'Switch Portal';

  • Choose the portal you wish to swap too.

2. Landlord Journeys

Credas offers four landlord journeys to choose from depending on your internal compliance policy. These four journeys are:

  • Landlord Basic: This journey will ask the landlord to confirm their personal details and residential address. We will then run an Address & Mortality data check to verify their address and also run a sanction check on them.
  • Landlord Standard: Just as Landlord Basic, this journey includes Address & Mortality and sanctions check. In addition to this, we will ask the landlord to capture one biometric document and complete a liveness selfie for identity verification. 
  • Landlord Standard+: In addition to all the checks included in Landlord Standard, we will ask the landlord to confirm the address of the property they will be letting. We will then run a proof of ownership check on this address, using information from the land registry to confirm they own the property in question. 
  • Landlord Enhanced: Landlord Enhanced includes all the checks from Landlord Standard+ but will also ask the landlord to confirm their bank details which we will verify. 

You can choose which journeys you would like to complete for each landlord, if you are unsure which landlord journey you should be using please contact your compliance officer or manager. 


3. How to Send a Landlord Journey

To send a new journey to a landlord to complete, simply click the 'Add New' button within your Credas lettings portal. 



Once you have filled in the landlords personal information and contact details, you will then be presented with the landlord journeys available on your portal. Choose the landlord journey you wish to send and then choose how you wish to send the invitation to the landlord. We recommend sending both email & SMS to the landlord in question. 4. Proof of Ownership & Land Registry Documents

A proof of ownership check will be run as part of either the Landlord Standard+ or Landlord Enhanced Journey. If you want to run additional proof of ownership checks if the landlord is letting out more than one property, or you also wish to obtain land registry documents (title register and/or title plan) then you can do this for as many properties as you need by following the steps here.


5. PEPS & Additional Screening for Landlords

Whilst our Landlord Journeys (Section 2) only search for sanctions against the landlord, we do offer additional screening options should you wish to complete additional screening such as PEP checks, adverse media, law enforcement, profiles of interest or disqualified director checks. For example, when dealing with rental amounts that are equal to or more than 10,000 euros per month,  you will need to complete PEPs checks. If you would like to run any additional screening on an landlord, including PEPs, you can follow the steps here.

With our Sanctions checks, we also offer ongoing monitoring which will check if there are any updates to the landlords record for a period of time you choose. You can also set the ongoing monitory to run until you manually cancel it, meaning the ongoing monitoring can run for the whole tenancy agreement.
