This article discusses what tenant checks Credas offers and contains the following information:
1. Accessing your Lettings Portal
1.2. Switching between portals
2. Tenant Journeys (Right to Rent)
3.How to Send a Right to Rent Journey
4. How to send an Affordability Check
5. PEPs & Additional Screening for Tenants
1. Accessing your Lettings Portal
1.1. Logging In
If you have both a lettings portal and a sales portal, when you log into Credas, you will be presented with both portals and you can choose which one to log into first. If you only have one portal i.e. just a lettings portal, you will just be taken straight into that portal when you log into Credas.
1.2. Switching between portals
You can easily switch between your portals whilst using Credas by following the below instructions:
- Click your initials in the top right hand corner of your portal;
- Click 'Switch Portal';
- Choose the portal you wish to swap too.
2. Tenant Journeys (Right to Rent)
Credas offers different tenant journeys to choose from depending on your internal compliance policy. These journeys are:
- Right to Rent: Our Right to Rent check will ask the individual to provide a British/Irish passport or a sharecode (which we will provide to you) to prove their Right to Rent. The reason for this is the Home Office states that you will only establish a statutory excuse when using an Identity Service Provider (IdSP) where the IdSP verifies the identity of an individual using an in-date UK/Irish Passport belonging to a British/Irish Passport. Our journeys are configured to meet this compliant specification, where you wish to deviate from this specification (by capturing additional documents or obtaining the settled status document for you), we will ask you to sign a waiver. Please get in touch with our support team by submitting a ticket here, for further information.
- Right to Rent | Sanctions: In addition to Right to Rent, we will also run an sanctions check on the individual.
- Right to Rent | Address | Sanctions: As well as a Right to Rent and sanctions check, we will also ask the individual to provide their current residential address which we will run an address & mortality data check on this address.
- Open Banking: If you wish for the tenant to complete an affordability check, you can send them an Open Banking check which will ask them to connect to a bank account (please note this is only available for those who have a UK bank account). Using six months worth of data from the bank, an affordability assessment will then be presented to you.
3.How to Send a Right to Rent Journey
To send a new journey to a tenant to complete, simply click the 'Add New' button within your Credas lettings portal.
Once you have filled in the tenants personal information and contact details, you will then be presented with the tenant journeys available on your portal. Choose the journey you wish to send and then choose how you wish to send the invitation to the tenant. We recommend sending both email & SMS to the tenant in question. If you need more guidance on how to send an invitation, please read our full guide here.
4. How to send an Affordability Check
To send an affordability check to a tenant to complete, simply click the 'Add New' button within your Credas lettings portal.
Choose the Open Banking option on the invite wizard, if you do not have Open Banking available, please reach out to sales team - sales@credas.com.
Once you have filled in the tenants personal information and contact details, choose how you wish to send the invitation to the tenant. We recommend sending both email & SMS to the tenant in question. If you need more guidance on how to send an invitation, please read our full guide here.
5. PEPs & Additional Screening for Tenants
Whilst our Tenant Journeys (Section 2) only search for sanctions against the tenant, we do offer additional screening options should you wish to complete additional screening such as PEP checks, adverse media, law enforcement, profiles of interest or disqualified director checks. For example, when dealing with rental amounts that are equal to or more than 10,000 euros per month, you will need to complete PEPs checks. If you would like to run any additional screening on a tenant, including PEPs, you can follow the steps here.
With our Sanctions checks, we also offer ongoing monitoring which will check if there are any updates to the tenants record for a period of time you choose. You can also set the ongoing monitory to run until you manually cancel it, meaning the ongoing monitoring can run for the whole tenancy agreement. For more information on how to configure the ongoing monitoring period and what to expect from the results, please read our guide here.
6. Tenant Results
To understand the right to rent results you may see, please read our results guide here. To understand the affordability results you may see, please see our results guide here.
