Material Information
With Material Information now mandatory on all property listings, vendors are becoming frustrated with long and complicated forms that cause delays to getting their property on the market. Instead of dealing with paper forms, printed documents and emails, you can send the Material Information form directly to the vendor via Credas.
Our online forms are fully compliant with NTSELAT's latest requirements, which consist of:
- Part A - Council Tax band, asking price and tenure;
- Part B - Physical characteristics, number/types of rooms, utilities & parking;
- Part C - Building safety, restrictions/rights, flood/erosion risk, planning permission, accessibility/adaptions and coalfield/mining.

How do you send a Material Information form to an individual?
To send a Material Information form to an individual, you will simply need to send the Material Information journey, just as you would an AML journey.

How do you download the form?
Once the individual has completed their Material Information form (you can receive notifications to inform you once its been completed), you can view the answers and download the PDF by clicking into 'processes' as can be seen below and click into the Material Information form.
You will then be able to see the answers to the form, and you can download the PDF by clicking 'view PDF' at the top of the screen as highlighted below.
Alternatively, if you also want to download the land registry documents you have obtained via Credas on the same PDF as the Material Information form, please follow the below steps, and ensure you click 'process' PDF and toggle on 'use most recent checks'.

How long do the forms take to complete?

How can you support individuals completing Material Information?
We recommend letting the individual know before you issue a Material Information form what the form entails and why it is needed. We recommend the individual ensures they have their documents related to their property on hand. Our Material Information solution is broken up into different forms, such as environment issues, property alterations and parking. Once each form has been completed and 'saved', the individuals answers will be saved, meaning they can pick up where they left off if they need a break. However, if they leave the form before pressing save, their answers will not save and they will have to repeat the section. We therefore recommend letting the individual know this, so they can ensure they are saving their answers and not having to repeat any information.
What are the penalties for failing to disclose Material Information to the buyer?
If an agent lists a property that omits Material Information, they could find themselves subject to financial penalty from either the redress scheme or in court as a consequence of breaching the Consumer Protection from Unfair Trading Regulations 2008.
